Raffles picks Coconut Grove for its first homes without a hotel: 35 private residences

· Announced October 29, 2026

Raffles, the luxury hotel brand owned by Accor and famous for its 1887 hotel in Singapore, has picked Coconut Grove for its first residences anywhere without a hotel attached: 35 private homes on South Bayshore Drive.

A hotel brand, but no hotel

Most branded residences sit inside or next to a hotel. Here, there will be no hotel and no overnight guests: the building is planned entirely for owners, with a restaurant, a spa, a fitness center and a rooftop pool deck.

The developers are Mast Capital, a Miami real estate investment and development firm, and BH Group, a Miami developer. The building is designed by architect Brandon Haw, and sales launched on October 29.

This is an announcement, not a building under construction: construction is expected to start next year, and no completion date has been given.

Why it’s good, in plain words: a world-famous hotel brand choosing Coconut Grove for a first-of-its-kind project puts the neighborhood on the global luxury map. For the area, it means a new high-end building with services usually found only in hotels, and more international attention on one of Miami’s greenest waterfront neighborhoods.
