WOMA: a building woven like fabric for Wynwood Norte

· Now selling; construction expected to start in spring 2027

A colorful facade inspired by woven textiles, 163 homes from micro-studios to three bedrooms, offices, shops and an open plaza: WOMA is coming to Wynwood Norte, the up-and-coming neighborhood between Wynwood and the Design District. It is designed by the Dutch firm MVRDV with Miami’s Kobi Karp.

The project

163 homes at village scale, by a great name in architecture

WOMA is only six stories tall, yet it holds 163 homes, more than the 143 planned at Fouquet’s 25-story tower in the Design District. Instead of one tall tower, it spreads out as a group of blocks around an open plaza, so it feels more like a village than a high-rise.

WOMA is a mixed-use condominium planned in Wynwood Norte, on the site of a former coffee roasting company next to the Bakehouse Art Complex. Its name blends Wynwood, Midtown and Art.

The design is by MVRDV, the Rotterdam firm behind the mirrored Depot Boijmans Van Beuningen art depot and the Markthal food hall, working with Kobi Karp Architecture & Interior Design in Miami. Instead of one tower, the building is a stack of smaller blocks, each wrapped in a pattern that looks woven, in blue, green, orange, red and silver: a nod to the area’s garment and fashion history and its street art.

Homes for different stages of life

The developer’s pitch is that the artist, the entrepreneur, the young family and the first-time buyer can all live in the same building. Homes are delivered finished, with kitchens, bathrooms and appliances, and the developer says they can be bought to live in or to rent long term. The four ateliers join a home to a studio and display space opening onto the raised plaza, which is meant for exhibitions, fashion shows and community events.

The project was inspired by Bolivian fashion designer and philanthropist Rosita Hurtado, according to the developer.

Why it matters · Our view

Wynwood Norte sits between Wynwood and the Design District, two of Miami’s most popular neighborhoods, and it is one of the city’s up-and-coming areas, close to the Fashion District, Mana Wynwood and a planned commuter rail station. WOMA brings an internationally known architecture firm to a neighborhood-scale building, with homes, offices and shops around a public plaza. With homes starting from micro-studios, it is an accessible way to own a new home in one of Miami’s most creative districts.

Still to be confirmed
